The fact that a property is rented out does not make it impossible to sell. It can, for example, be sold during the lease or at the end of the lease by means of a "congé pour vendre" (notice to sell).
However, the purchaser cannot evict a farmer or tenant with whom an authentic lease has been signed, or if they were aware of a lease prior to the acquisition. The sale of a property does not affect the terms of tenants' leases. Like easements - which are linked to the land and not the owner - leases remain attached to the property. The future owner-lessor will therefore not be able to modify the terms of the lease: for example - increasing the rent is therefore impossible if it was not provided for in the lease.

In this module, we will look at the process for serving notice on a tenant, when its vendor landlord wishes to sell the property with vacant possession (un-tenanted).
